Altamonte Springs Real Estate
Altamonte Springs homes are mostly condos and townhomes, the demand for housing spurring more multifamily development than single family. The city is very close to being "built out", having just over 400 acres of vacant land available for construction. Most of this is slated for office and commercial development. The rest is most likely slated for multifamily buildings, as the city anticipates a need for over 6000 residential housing units between 2000 and 2020.
For those wanting single family homes in Altamonte Springs, the choices are buying an established home or finding vacant lots currently zoned for single-family dwellings. The single family homes in Altamonte Springs tend to be amply sized and on large lots. Some are even on lakefront property, adding swimming and fishing to the amenities already enjoyed by Altamonte Springs home owners.
There are four neighborhoods that are divided by S.R. 436 and I-4 into the Northeast, Northwest, Southeast and Southwest sections. All of these neighborhoods are diverse in their numbers of homes, commercial and office space, making it possible for most Altamonte Springs home owners to walk to work, shopping and recreation within 15-30 minutes. Altamonte Mall is a major shopping destination, with an AMC movie theater featuring 18 screens, several restaurants and, of course, a large number of shops contained within its two stories. A new development that features shopping, dining and living opportunities is Uptown Altamonte, an upscale community that offers an urban lifestyle, with home, work and play within steps of each other.
For a city with such an urban feel and so close to Orlando, Altamonte Springs has quite a lot of parkland - 211 acres. Over half is comprised of conservation wetlands (canoe and kayak accessible), community and neighborhood parks, tot lots and special facilities. There are also a number of bikeways and multi-use paths for commuting and recreation.
